entered a Hunting Lease Agreement by and between Johnson Ranch, et al. (hereinafter the Lessor, whether one or more) dated

________________________for the purpose of hunting on the Johnson Ranch-Uvalde , Texas for designated dates during the 2003 DoveHunting Season. Hunting rights on the ranch are on a per gun basis. I understand the terms, provisions and conditions of the Hunting Lease Agreement and I and all members of my group will abide by its terms, provisions and conditions.

I further acknowledge and understand that no warranty, either express or implied, is made by the Lessors to the conditions of the hunting lease (hereinafter the lease premises) located in Uvalde County, Texas, of any roads, buildings, gates or other improvements located thereon. This document is sufficient warning that dangerous conditions, risks, and hazards do exist. My presence and my hunting group and activities on the lease premises expose both me and members of my group and our property to dangerous conditions, risks and hazards, including but not limited to: poisonous snakes, insects and spiders, blinds and tree stands, whether or not erected by Lessor, erosion and general conditions of the land, both on and off roadways or senderos, creating rough, hazardous and dangerous driving and walking conditions, animals both wild and domestic that may be diseased and/or potentially dangerous, deep water, persons with firearms,, both on or off the leased premises, and the use of vehicles. I hereby state that I and all members of my hunting group expressly assume all such dangers, risks, and hazards. Hunter, family, and members of Hunters’ party assume all risks and full responsibility for their own actions and agree to reimburse Johnson Ranch, Landowner, and/pr others hunters for any and all damages to ranch property or personal injury caused by their actions.

Any existing facilities, dwellings or lodging will be occupied at hunter’s risk. These are old buildings. Possible fire and other hazards do exist. In consideration for the right to enter the leased premises, I and all members of my group hereby release and agree to protect, indemnify and hold harmless the Lessor and his or her respective agents, employees and assigns from and against any and all claims, demands caused of action and damages, including attorneys’ fees, resulting from any accident, incident or occurrence arising out of, incidental to or in any way resulting from the use of the leased premises and all improvements thereon, whether or not caused by the Lessor’s negligence or gross negligence. This release applies during the time that I or any members of my group is permitted on the lease premises. I hereby further covenant and agree that I, my heirs, successors, guests and assigns will not make any claim or institute any suit or action at law or inequity against the Lessor or his or her respective heirs, agents, representatives, employees, successors or assigns. No harvest guarantees are make and no refunds offered. Lessor or his agent makes no guarantees as to the quantity or quality of game population on any particular pasture. All hunting is on a fair chase basis.

As used in this release, the terms I, my person, myself, guest, and members of my hunting group include minors in our cares while on the lease premises. Hunters and all members of (ALL) our hunting party agree to abide by the ranch rules. Lessee'’ signature represents and binds all members of hunting party to this agreement.

- All hunters must check in with Ranch Foreman and sign the lease agreement-ranch rules before they are allowed to hunt. Please stay in designated pastures. Only paid hunters will be authorized to hunt on the ranch.
- No dogs are allowed unless under owner’s direct control/supervision.
- All gates will be left as found which should mean closed and main gate locked.
- No one in an intoxicated state will be allowed into the field. No Exceptions.
- No night hunting, spot lighting or road hunting will be tolerated. No loaded firearms around ranch headquarters.
- Shooting across boundary fenced will not be tolerated.
- All hunters will abide by all Texas Parks & Wildlife hunting regulations. Violation of a TP&W regulation or law could result in hunters forfeiting their lease with no refund.
- No driving off established ranch roads and NO LITTERING. Pick up ALL shotgun hulls. Trash should be removed from the ranch by the hunters.
- Johnson Ranch is NOT responsible for Lessor’s (hunter) equipment, campers, supplies, stands, firearms, vehicles due to fire, theft, or weather. Please drive 5 mph around ranch headquarters- Up to 20 mph in the field.
- DO NOT drive across planted fields. Please stay on designated ranch roads.

This is a working ranch and there may be livestock, ranch personnel, or oil/gas activity in the pasture.

Violation of any of the rules by any member of the hunting party above, could result in immediate forfeiture of hunting rights and removal from ranch.
